Foreclosure Prevention Counseling

Are you among the millions of Americans who are struggling to pay your mortgage???  Certified Housing Counselors are available to assist in the process of acquiring a loan modification from your lender.

Here is how it works:

  • H.E.L.P. CDC assists homeowners who have either stopped making mortgage payments or are currently making payments that they know are unsustainable (i.e., ARM loans with sharp increases in monthly payments)
  • H.E.L.P. CDC conducts extensive consultation with each homeowner to modify mortgage payments and terms to affordable levels
  • H.E.L.P. CDC directly negotiates with the lender to accept the modified mortgage
  • All loan modifications are legal, explained in clear language, and approved by the borrower and the lender

                      FIRST-TIME HOMEBUYERS CLUB

The First-Time Homebuyers Club consists of two parts. Part One - First-time Homebuyers Counseling.  Part 2 - Homebuyers Fast-track Workshop.

First-time Homebuyers Counseling


Barriers to homeownership are identified through one-on-one counseling.  Subsequent to credit and budget analysis, a housing counselor, along with the client will develop a personal achievement workplan to accomplish homeownership.  The counselor will guide the client throughout the entire credit rebuilding and homebuying process. 

Homebuyers Education “Fast Track” Workshop

In addition to one-on-one counseling, every first-time homebuyer client must attend a Homebuyers Education Workshop (click here to register). This workshop is held one Saturday of each month and consists of a complete series of eight (8) topics of critical home buyers information. The classes are taught by H.E.L.P. CDC's certified housing counselors along with local realtors, lenders, title company representatives and local building inspectors. Upon completion of all eight classes and meeting income guidelines, families are eligible for local government down-payment assistance programs. Topics covered are:

  • Are you ready to buy a home
  • Credit & Money Management 
  • Down-payment assistance programs
  • Getting a mortgage loan
  • Shopping for a home
  • Building Inspection & Maintenance
  • Closing on your home
  • Preserving homeownership

Homebuyers Club Fees
There is a program fee of $60/individual and $75/couple.This fee covers the entire program of counseling and classes for one year.  If you are a resident of the City of Orlando and/or plan to purchase a home in the City, there is a 2-hr counseling requirement, in addition to completing the homebuyers workshopThere is no program fee for City of Orlando residents

NOTE: There is a $35 fee/individual and $50/couple for those clients who are NOT entering the Homebuyers Club but wish to attend the First-time Homebuyers Workshop ONLY!    If a client decides to join the Homebuyers Club after attending the workshop, the workshop fees will be applied to the Club fees.
